Mountain biking is an exciting sport that can be
enjoyed by anyone who knows how to ride a bike.
Compared to the average bike ride, it does present
some danger. Therefore, you should master these
basic skills before you hit the trails or the
dirt.
You can practice these beginning skills at a local
park, school, bike path, or simply around your
house. If you can, try to find a location with
a steep hill.
Get a feel for your pedals
Practice moving your foot away from the pedal,
first while sitting on your bike with one foot on
the ground. Next, move on to releasing and
replacing your foot while pedaling around for a
bit. Those with toe clip and clipless type foot
pedals will want to spend a bit more time
practicing.
Sit and spin for position
Simply sit on your bike and pedal around. You
should keep your arms slightly bent. You should
also adjust your seat height so your leg is 70 to
90 percent extended at the bottom of every stroke
on the pedal. Keep your body relaxed, as there
will never be a position where you should have
either your knees or your elbows locked.
Shifting gears
Get a feel for shifting gears with your bike. The
higher gears are harder to pedal and will go
faster while the lower gears are easier to pedal
and will help you ascend hills. As you get to
steeper hills, its best to shift before you get
to the hill rather than while your on it.
Coasting
You should spend a bit of time coasting while
standing on your pedals, without actually sitting
on the seat. Keep your arms bent but don’t lock
your knees. Now, try experimenting with shifting
your body towards the rear end of the bike.
Pedal while standing
You should get as comfortable as you can with
pedaling while standing on your bike. Try lifting
yourself off the seat while standing on the pedals,
then crank them around. You should try this in
higher gears on flat ground then again in lower
gears while on a hill.
Dropping down a curb
Try finding a curb where you can easily get to the
upper portion of it. Practice at a moderate speed,
standing and coasting right off the curb from the
upper level to the lower level. Try this at
different speeds until it becomes second nature.
Once you practice these techniques and get the
hang of them, you’ll be able to hit the trails feeling
comfortable on your mountain bike. Even though it
may take some getting used to, it’ll become second
nature before you know it.

Canada has two federal privacy laws, the Privacy Act and the Personal Information Protection and Electronic Documents Act (PIPEDA). The Privacy Act imposes obligations on some 150 federal government departments and agencies to respect privacy rights by limiting the collection, use and disclosure of personal information. Individuals are also protected by the PIPEDA that sets out ground rules for how private sector organizations may collect, use or disclose personal information in the course of commercial activities.
Initially, PIPEDA applied only to personal information about customers or employees that was collected, used or disclosed in the course of commercial activities by the federally regulated private sector, organizations such as banks, airlines, and telecommunications companies. The Act now applies to personal information collected, used or disclosed by the retail sector, publishing companies, the service industry, manufacturers and other provincially regulated organizations. Real estate is, of course, one sector of the service industry.
Of all the Provinces in Canada, British Columbia is possibly the strictest when it comes to enforcing consumers’ privacy rights. The Personal Information Protection Act of British Columbia came into force and effect on January 1, 2004 and applies to all consumers and service industries in the Province, including real estate, banking and mortgaging. Specifically as it relates to real estate, the Act protects all personal information that is collected, used or disclosed, including information regarding a person’s race, age, marital status, religion, employment history, home address and telephone number(s) including cellular telephone number, finances including the purchase or sale of real property, credit history, banking qualifications and political opinions.
The provincial legislation imposes significant obligations on real estate brokerage firms and individual professionals, pretty much in line with the fiduciary duties and obligation contemplated in agency relationships. Below is a synopsis of the most important obligations:
[ ] Designation of a ‘Privacy Compliance Person’ – Since companies are simply legal entities and cannot enforce compliance with the Act, each brokerage firm must designate an individual who is personally accountable for the firm’s compliance with privacy regulation. This individual needs not be a real estate licensee. A non-practising, non-licensed owner or shareholder, for instance, can serve as a Privacy Compliance Person. This individual must be proficient with all facets of the Act and is in charge of educating staff and manage inquiries and complaints.
[ ] Identification of Purposes – Whether in the process of introducing a Listing Contract or drafting an Offer To Purchase, the real estate professional has an obligation to clearly identify and explain to each individual why and how there is a need to collect and use that individual’s personal information. Furthermore, the real estate professional has an obligation to explain why, how and to whom he may wish to disclose such information.
[ ] Limitation of Collection, Use and Disclosure – The real estate professional must not collect, use and disclose more information than what is reasonably necessary under the circumstances. Moreover, there is an obligation imposed on the Realtor not to collect, use and disclose personal information for any purpose unless the individual has consented to that purpose.
[ ] Destroy Information – Personal information must be destroyed once it is no longer needed for the purpose for which it was collected. One notable exception is Contracts of Purchase and Sale, which must be stored for two years but only for review purposes by pertinent real estate licensing authorities.
[ ] Provide Access – Individuals are guaranteed access to their own personal information for purposes of review and amendment thereof.
[ ] Provide Recourse – Procedures must be implemented to receive and respond to complaints and inquiries.
When it comes to enforcement, the Legislation establishes a procedure that empowers the British Columbia Information and Privacy Commissioner to investigate – including auditing – an organization. The Commissioner has the power to issue orders which are binding on firms. Failure to comply with the Legislation can result in penalties up to CAD $100,000 as well as civil damages and criminal charges.
Privacy is an issue taken very, very seriously in British Columbia.

It’s not easy to get detailed, updated information about your competitors: their strengths, weaknesses, and current practices; or about organizations that are engaging in certain endeavors that are relevant to what you think you may be doing in the future.
You can speak to their former employees and pore over every comment about the
firms in the press and online, but still, you’re just getting a map.
Maps, as you know, are somewhat handy, but they aren’t the territory.
There’s nothing quite as valuable as stepping onto that foreign shore if you want to learn something about a different culture.
But how can you get into organizations to learn about them?
One way is by proposing a joint venture and another is by applying for one of their advertised positions.
In many cases, if you seem credible and sincere, and if you’re willing to pay for an airline ticket, they’ll throw their doors open to you. More important, they’ll tell you exactly what you want to know about how they make their money, and the key practices that are most pertinent to doing it.
I have done this several times, and I’m astonished how porous and transparent managers are willing to be.
In one case I learned a great deal about a certain area of consulting that I was able to capitalize on right away.
In another situation, I learned exactly how two survey companies operated, and this information helped me to determine whether and how I wanted to enter those fields.
Recently, I was developing a product line pertaining to a specific topic, and I discovered a company, not in my field, had some expertise in that area. My one day visit became a customized tutorial.
I asked to sit in on one of their training sessions and they let me, and they told me a great deal that I found helpful.
Of all of the ways to invest in your personal and professional development, I cannot think of a more cost effective method.
You’d probably be willing to pay up to several hundred dollars for a generic, watered down public seminar that only peripherally relates to your needs.
Why not take as much, or even less, and have someone teach you exactly what you need to know?

So you want to buy a home, right? You go out with your agent to look at property. You find one and now you want to make an offer. Your agent submits your offer and the sellers hit you with a dose of reality. They don’t want to enter into a transaction with you until they are sure you are qualified. They require you to submit documentation to them as proof. But there’s a problem: You never went to a lender before you went looking at homes.
Okay, not really a problem, right? You finally go to a lender. He runs your credit, checks your financial situation, and BOOM! You discover you have “issues” that need to be corrected. By the time you correct them, your “dream” home is sold to someone else.

There’s no doubt about it. When you have to pay for your own power, you learn pretty fast about the value of conservation (and I’m not just talking about the environment!). It costs a pretty penny to keep a unit warm, cool, lighted, etc. I have properties where the tenant is responsible for their power and others where the cost is included in the rent. I can say for sure that those tenants living in an “all inclusive” scenario are the tenants most likely to keep windows open in early spring and late fall, to invite people over to do their laundry and even keep their front doors open in the middle of summer with multiple A/C units running!
Keeping in mind that the cost of power is going up (my area experienced provincial deregulation a couple of years back), and rents can only go up by a set percentage per year (check with your local rental and housing department), that means less profitability for my income properties and ultimately less passive income!
I very recently heard about No Cost Submetering and I’m excited about the possibilities!
Offered by Ista in the United States and Europe, and by Stratacon in Canada, currently over 1 million suites are being serviced by submetering units.
What is submetering and how does it work?
Submetering measures the electricity usage of each suite in a multi-unit building allowing each tenant to be billed separately for the power they use. Unlike many other submetering systems, rewiring of your building is not required. Instead, current sensors are attached to the wiring coming out of the main electrical panel to measure the electricity being used by each suite.
The Billing Process
1. The hydro company sends the building owner a bulk bill like they normally would.
2. Stratacon (Ista) reviews the consumption information transmitted from each unit.
3. Stratacon (Ista) collects payments from the tenants and remits the payments to the building owner.
4. The building owner pays the entire bill (covers the cost of building common areas).

I think that most people would agree that the people who have goals are more successful than those who do not have any.
I often talk about leadership and management. Leadership is about doing the right things while management is about doing things right. Often when we study time management, we study efficiency (doing things right) and make the assumption that we have the effectiveness (leadership) solved.
The first step in any time management system should be to work on goals and as such, I use the following 60 Minute Goal Setting Exercise.
Step 1: at the top of a blank piece of paper write down “values” and then spend 10 to 15 minutes writing down everything that you value. There is a great website: www.stevepavlina.com/ that has a list of several hundred values to start your mind thinking in the right direction. After the time is up, stop doing this and move to Step 2.
Step 2: at the top of a blank piece of paper write down “lifetime goals”. This is where you can dream; for example, what places would you like to visit; what experiences would you like to have; what would you like to accomplish within your lifetime. This might include traveling to Australia; getting a university degree; living in an X square foot house, etc. There are no rules to this brainstorming – simply make a list.
I have done this goal setting exercise many times and I tend to use the same list of lifetime goals and add to the list each time I do the exercise.
Step 3: at the top of a blank piece of paper write down what you would do if you had six months to live. This part of the exercise really came home to me this week when one of my close friends died at 36 years old. Some of us may have only six months to live; however, we may not know it yet. List everything that you would do if you had only six months to live. Part of the purpose of this exercise that I found works well for me is that it brings the truly important into focus. Often I find things that I would do if I had only six months to live that are not listed on my life time goals.
Step 4: at the top of a blank piece of paper write down your goals for this year. After doing the first three steps, you will find this step much easier than the others. These are the goals to focus on NOW.
This total exercise will only take an hour. An hour spent clarifying your goals can save you hundreds of hours.
